Post Construction

1. Manage project commissioning and contractual seasonal systems fine tuning

2. Secure State Elevator Inspection permit, Health Department, TCO and Final Building Occupancy permits from Authorities Having Jurisdiction

3. Identify, document and oversee completion of any punch list items

4. Monitor for and resolve any construction or warranty related issues surfacing during the move-in phase; pro-actively resolve any issues related to furniture, fixture and equipment throughout the construction and move-in phase

5. Obtain as-built drawings, duly executed warranties, O&M service manuals, and lien releases

6. Perform occupancy coordination, stage tenants move-ins and coordinate tenant's tie-ins into the building systems (BMS, Life Safety, Security)

7. Manage Owner's staff training and turnover of the Property to the operations group (property management or hotel operator or Client's facilities management team)

8. Reconcile project cost accounting, and resolve all PR/PO/CO/billing issues in closeout phase; process disbursement of retained funds
